• Collect deposits and hand over keys
• Collect first month’s rent and pass deposit to landlord minus fees 

 FULLY MANAGED

• Prepare property details, photos and floorplan
• Market your property
• Accompanied viewings and selection of most suitable tenant
• Credit check and reference tenants
• Draw up and sign tenancy agreement
• Collect and register deposits within legal timescales
• Handover keys and check in tenants
• Provide detailed photographic inventory
• Assess gas and electrical safety and EPC
• Collect monthly rent by standing order (direct debit coming soon)
• Transfer rents and monthly rent statement to landlord
• Deal with maintenance requests, quotations for work and project management
• 48-hour response time for tenant issues and emergencies
• Mid-term inspections every three months with feedback and recommendations to landlord
• Annual property inspections, photographs and reports including meter readings
• Approach tenants to renew or remarket to avoid void periods
• Final inspections, photographs and inventories
• Prepare and content deposit disputes
